Advantages of Renting an Apartment Over a House

Apartment Building

Should I rent a house or an apartment in Memphis?

If you’re in need of short-term living arrangements, if you don’t want to have to dish out the expense of purchasing furniture or setting up cable and utilities, if you don’t enjoy lawn maintenance and outdoor chores, or if you don’t need a large amount of space, an apartment is the best option for you.

What are the advantages of living in an apartment?

Apartment living offers many advantages to renting a home, including:

  • Flexible Terms
  • All-Inclusive Rent
  • Increased Safety
  • More Amenities

1. Apartments typically offer more chances to create community than neighborhoods with rental houses.

If you’re new to Memphis or a particular neighborhood, or if you’re just in town temporarily for work, a safe apartment community in the Memphis area can provide the opportunity to meet new people and make new friends. Many apartment communities offer apartment resident events for people to meet and socialize, including:

  • Pool Parties
  • Cookouts
  • Potlucks
  • Supper Clubs
  • Scavenger Hunts
  • Game Nights
  • Trivia Nights
  • Fitness Classes
  • Karaoke Night
  • Movie Screenings
  • Puppy Play Dates
  • Book Clubs
  • Halloween Parties
  • Christmas Parties
  • Networking Events

2. A corporate apartment will have all of the amenities and essentials you need.

Most rental homes are not furnished, but those that are often include old and dingy furniture which has been left behind by current or former owners and renters. Plus, even if a rental home is furnished, chances are it’s not fully stocked with kitchen and bath essentials, a washer and dryer, and more.

3. Apartments have cheaper utility bills than rental homes.

Due to less space used, apartments often have less utility costs than rental homes. Many apartment communities also include some or all utilities with rent, so you don’t have to worry about paying a trash bill, sewer bill, electricity bill, and water bill to four different companies the way many homeowners and renters do.

"You can expect to save between $50-200 on utilities by renting a 1- or 2-bedroom apartment rather than a 3-bedroom home."

4. Apartments offer more amenities than rental homes.

You’d have to spend twice as much on rent for a rental home with a pool, playground, walking trails, gated community access, clubhouse, and other amenities as an apartment which includes these features.

What amenities do apartments have that houses don’t?

Most apartments offer a pool and outdoor gathering spaces as well as a clubhouse with computers and printers available for resident use and kitchens or living spaces with access to wi-fi. If you’re in town for work and don’t want to spend more money on office supplies and internet access or frequent the Starbucks down the road for free wi-fi, consider using your community’s resident areas to save time and money.

5. Apartments have on-site maintenance staff.

An unfortunate reality of renting or owning any home, condo, or apartment is that maintenance issues are likely to occur. These are nothing to fear, since appliances can be replaced and maintenance crew are experienced in fixing leaks and other issues that may arise.

Biggest Benefit of Renting an Apartment Over a House

Renting a home or apartment offers the advantage of not having to pay and make your own repairs, but renting an apartment also offers the added benefit of having on-site, on-staff maintenance crew whose schedules are 100 percent dedicated to fulfilling maintenance requests for your apartment community. Renting a house, however, means you’ll have to wait for your landlord or a property management company to hire a handyman to make repairs.

In a corporate or short-term apartment, heating and air, water leaks and plumbing issues, and appliance malfunctions will be taken care of in a timely manner. Having an on-site crew dedicated to handling any issues that arise means you’re far more likely to have any problems taken care of as soon as possible rather than days or even weeks later.

6. Apartments are safer than rental houses.

Living in an apartment complex is typically much safer than rental house. In addition to having many neighbors who can look out for one another, apartment complexes often have gated or restricted access to prevent non-residents or individuals who are not guests of residents from entering.

Is an apartment or house safer?

Many apartment complexes, including the communities Executive Lodging partners with, have on-site security crew or community police officers who patrol the community and look out for residents. Your apartment community may even offer you the telephone number of a security members or community police officer you can call directly should you have any concerns for your safety or need to support a suspicious person.

How many burglaries are there each year?

In addition, apartment communities tend to be targeted far less often by thieves. According to the U.S. Bureau of Justice, approximately 3.7 million burglaries occur each year. Of those 3.7 million burglaries:

  • 88% are residential
  • 75% occur during the hours of 10am - 3pm

7. Apartments are great for individuals who don’t want to pay for extra space.

If you’re in Memphis and renting an apartment for work, chances are you don’t need additional bedrooms to clean and maintain, grass to cut, and extra space which comes with additional costs. Apartments offer the opportunity to have everything you need without paying for what you don’t.

8. Apartments offer short-term rental agreements for temporary and corporate moves.

Most homeowners renting their properties, most landlords, and most real estate investment management groups do not offer lease agreements lasting less than 1 year. While there may be exceptions, in general, you can expect to pay significantly more for a short-term lease on a home. Executive Lodging corporate apartments offer month-to-month lease terms.

If you’re in town temporarily for work, renting an apartment through a service like Executive Lodging can prevent you from having to sign a lease with an apartment community or having to pay a deposit. We offer flexible terms, and our units are fully furnished and stocked with every essential you’ll need during your stay.

9. Apartment communities offer a stable living arrangement.

Individuals who rent their home who do not have a lot of experience may be far less likely to understanding housing laws and fulfill their obligations as landlords. You may be forced to pay outrageous deposits and application fees, and you may have to wait weeks for maintenance requests to be filled.

"Inexperienced landlords may also not have efficient accounting software and programs to keep up with rent payments, and they may lack an ability to handle any issues that arise the way experienced property management employees can."

10. You don’t need roommates.

While you may have to take on roommates or settle for one room with shared living spaces in a rental home, an apartment allows you to enjoy privacy and space without the need for a roommate, so you can enjoy your independence on your terms.
